تأسست OAMAS  منذ عام 1986 كمكتب  تصميم معماري.  وقد تم ترخيصه بموجب  القانون السعودي بترخيص رقم 1052.  نحن مؤسسة موجهة نحو الخدمات.   نمت مجموعة خدمات OAMAS لتشمل تخصصات هندسية وتخطيطية أخرى. تم إنشاؤه من قبل OAMAS استجابة لطلبات العملاء الفريدة والمتطلبات الصعبة. يتم تشكيل بروفيسي لدينا  من خلال البيئة التي نعمل فيها.  نحن مرنون ومبتكرون في التعامل مع مهامنا. كل جانب من جوانب مهنتنا وخدمتنا يغذي الأنشطة الأخرى. نحن نعتز بالتفكير وخلق أفكار جديدة. نحن نؤمن بشدة بالابتكار. نحن  نتعاون ولا  نتنافس.

العمارة والتخطيط الإقليمي :

بدأت مهنة OAMAS بهذين المجالين.   تم تقديم  الخدمات والخدمات  المعمارية  على   المستوى الخاص والتخطيط الإقليمي  على مستوى  الحكومة الوطنية.   كانت الهندسة المعمارية للمشاريع السكنية والتجارية. بينما كان التخطيط عبارة عن أبحاث ودراسات لخفض تكلفة الخدمات العامة الحكومية والاستخدام الأمثل للبنية التحتية الحالية. وقد توج ذلك بتشكيلالاستراتيجية المكانية الوطنية للمملكة العربية السعودية ، وهي خطة تخطيط حضري شاملة وضعت الحدود الحضرية لجميع المدن  في المملكة العربية السعودية وبدأت إدارة دائمة للتخطيط الهيكلي  لا تزال تعمل حتى الآن.

Nuzha House after Construction Construction Management:

The organization’s activities expanded to include the field of construction management. Providing assistance to major Saudi contractors to manage their projects. The projects include innovative military buildings for the Air Defense Forces, the Royal Saudi Air Force base in Tabuk and the northern region, the Kingdom Tower, and the Al-Tameer Commercial Center in downtown Riyadh. Project values range from 45 million Saudi riyals to 1 billion Saudi riyals.

Prince Project: Government of the Central Region, Mayor of the Riyadh Region. The project is a semi-public project sponsored by the Governor and Secretary of the Riyadh Region, with the aim of revitalizing the city center. The project was implemented in 2000 with a workforce of 4,000 and a budget of more than 1 billion Saudi riyals.

asis 5 Project: The company was the owner of the Ministry of Defense and was implemented in 1991. The project was the construction of a specialized military building with high-tech facilities for the Saudi Air Defense Forces. The project was technically supervised by the American company Raytheon and Thomson from France.

Meanwhile, the design and construction of other projects was underway. One of these projects was Mughraziat Residence. This project was our first experience with a comprehensive design project. During this time, OAMAS attempted to discover the influence designers had when deeply involved in the project during construction. The project even included furniture design. Such an attitude of involvement, gives OAMAS deeper knowledge and peace of mind of the client.

 Comprehensive consulting services:

After going through many diverse projects and with the very flexible and easy-to-manage attitude of OAMAS, OAMAS has become attractive to clients who need a unique type of service to be adapted according to their needs and embarrassing problems. We first encountered this request from the National Cooperative Insurance Company (Tawuniya) which was stuck during the project design phase. Our services have led to the completion and move-in of their projects. The projects covered different regions of Saudi Arabia.

Comprehensive consulting services businesses provide professional assistance to owners and offer comprehensive services from design concept to building delivery with complete interior works. Helping owners deal with architects, contractors, interior designers and other construction related trades. During this period, we engaged deeply with clients in interior design work that went as far as furniture design which we were surprised to find very important in the real estate development project in later years.

Urban planning and real estate development:

In the following years, OAMAS through a combination of urban planning, architecture, construction management and interior design was involved in the development and management of properties. OAMAS is involved in a variety of different levels of real estate activities. It includes built-to-suit projects, land entitlement, land subdivision, self-managed projects and real estate asset management. In the meantime, we engage in real estate consulting services that combine reform of government land development regulations with private sector investment strategies to create a more efficient real estate market in Saudi Arabia.

  Ministry of Environment, Water and Agriculture. Mecca, Kingdom of Saudi Arabia. continuous.

Due to its sensitive location in the Holy City of Makkah and due to its historical importance, the project is very complex. Developing more than 20 million square meters in Makkah Al-Mukarramah, which requires resolving legal issues, identifying the locations of lost lands, and preparing a comprehensive development plan for the region. It includes coordination between other government agencies, international investments, and public institutions related to Hajj. Among the economic aspects, its goal is to provide water to visitors and residents of Mecca and to enhance the real estate development of the city

OAMAS’s energy concern came to conserve energy in buildings. This interest has expanded to include any idea that can be implemented at the regional level. The main goal is to create alternative energy sources for the homeowner and organizations interested in conserving energy or using it more efficiently. In addition, we are partnered with DMV Capital Group in the UAE and Hong Kong who primarily handle the energy resources trading side of the business. Geothermal desalination plant: Saline Water Conversion Corporation, Riyadh. The Saline Water Conversion Corporation is a government agency responsible for desalinating seawater. We have conducted studies in the field of thermal energy for the Salt Water Conversion Corporation to desalinate seawater using thermal energy. The project is still in its initial stages.

It moves from individuals to companies such as Almarai Dairy Company, Lulu Hypermarket, and Agility Logistics. Clients include both local and international clients operating in Saudi Arabia.

 Almarai Dairy Company West Riyadh Distribution Center:

Almarai is the largest dairy and poultry company in the Middle East with operations covering Saudi Arabia, the GCC and other Arab countries. OAMAS designed a 45,000m2 distribution center in western Riyadh. The estimated value of the project is 200 million Saudi riyals. The design was completed in March 2015.

Lulu Hypermarket in Riyadh:

Real estate development project. A three-storey mall comprising basement parking, ground floor, first commercial floor and retail shops. Our participation is comprehensive from obtaining the land until selling it. The built-up area of the project is 36,000 m2. It was sold for 235 million Saudi riyals by the end of construction, May 2015.
